Pending sales were up by 2.1% year-over-year but decreased by 1.2% from the previous month. Closed sales saw a strong increase of 8.5% compared to July 2023, though they dipped slightly by 0.3% from June 2024.

In June 2024, the Portland Metro real estate market some abrupt changes. New listings saw a decrease of 13.2% from May and 7.7% from last year. Pending sales also dipped by 6.2% month-over-month and 2.4% year-over-year. Closed sales slightly decreased by 2.8% from May and 0.2% from June 2023.

Month-over-Month Analysis

New Listings: New listings dropped by 13.2%, indicating a slower influx of sellers into the market.

Pending Sales: Buyer activity saw a 6.2% decrease, reflecting a dip in market interest.

Closed Sales: The number of finalized transactions fell by 2.8%, suggesting a slight decline in successful deals.

It’s been a whirlwind of a May, and I couldn’t wait to share some game-changing tips that one of my clients absolutely loved! These four design tricks completely transformed her perspective on home styling. Here’s what made all the difference:

    1.    Dining room curtains, or curtains in any room for that matter. They make all the difference they bring a room from plain to spectacular. Rules with curtains to ALWAYS abide by, hang them as close to the ceiling as possible and buy a length that leaves them fluttering on the floor for all the drama. This dining room felt complete the moment I hung these!

    2.    When you question open wall space in a room near a window: Hang the mirror. It will brighten, lighten and broaden any space! (Peep the curtains again 😍)

    3.    Layer the pillows on the bed, even though your husband will be annoyed taking them off every night 😇. On a king sized bed you need 3 24x24 white pillows, 2 24x24s of a print or texture and then a lumbar pillow sized 36x16 of your choice to bring it all together. Making your bed in the morning sets the tone for the day and why not have something pretty to make!

    4.    To my surprise, my client said she never ever thought of layering a rug on top of carpet and when I did this staging her home she was mind blown. So I figured this would be a helpful tip for the rest of my people! A rug on carpet makes it so your furniture doesn’t look floating and it makes a room feel more interesting and well designed. Do your best to have all front legs of the furniture touching the rug to make it feel cohesive.

Home values continue to climb, with the average sale price up 2.1% and the median sale price rising by 2.5%. So, despite some bumps, Portland’s housing market remains vibrant and homes are appreciating—a mixed scenario, but overall positive.

Hey Guys!

I'm thrilled to finally share the mood board for my powder bath update! I aimed for a blend of whimsy and sophistication, with a variety of textures and patterns, all within a soothing, neutral palette. I decided to tackle the powder bath first because it's the space my guests will frequent – I always put my guests' comfort first! Plus, I've found some fantastic finds from Amazon and Wayfair that I can't wait to share.

The journey began with the perfect wallpaper to complement the existing wainscoting. I was drawn to a delicate, bird-patterned wallpaper in subtle hues, setting a serene backdrop for the entire space. It's amazing how a well-chosen wallpaper can totally transform a room– florals would be another intriguing choice.

My Mood Board for Inspiration

Lighting, to me, is everything. It transcends mere functionality to become a statement piece in any space. In the powder bath, I chose sconces for their soft, welcoming glow, enhancing the ambience and beautifully accenting the wallpaper. Whether your style leans modern or traditional, the right sconces can elevate your space into a serene retreat.

I also switched up the mirror, opting for an arched black metal frame over the previous round gold one. I believe that mirrors are a personal choice, and mixing metals is more than okay – it's encouraged! In my setup, the black mirror and sconces contrast with brass hardware and faucets, creating a balanced, cohesive look.

The final touches are what bring the room to life. A touch of greenery introduces an organic element, while Aesop soap adds a luxurious scent and aesthetic. A woven leather tissue box and a sleek, black bench for books and a candle complete the look. Though I'm still on the hunt for the perfect piece of wall art, I'm leaning towards a serene landscape to feed my love for natural beauty.

 Welcome to 2024 it's gonna be a banger, I can feel it. I wanted to start off the new year with design tips that I have been working on myself, at our new house! Yes, you heard that right, the Reeves got some new digs and I can't wait to take you all along for the ride.

I have been busy ordering furniture and deciding what decor to add to my collection that makes our new home feel cozy, well lit and designed to perfection while still being functional.

My attention has been aimed at our entryway because it feels like the beginning of your home story. It's the first place your guests see, it's their first impression and we all know we like our first impression to stand out.  I know I have touched on this before but I think a refresher is never a bad thing!

Here are 10 suggestions to keep in mind, along with some inspo pics for a more visual guide to reference when you're styling your entryway. Happy New Year, & happy styling to my favorite people. 1. Choose the Right Console Table:

   - Opt for a console table that complements your overall aesthetic. Consider the size and shape, ensuring it fits well in your entryway without overwhelming the space.

   - Position the mirror above the console table. This not only adds visual interest but also reflects light, making the entryway feel more spacious. Choose a mirror that complements the style of the console table.

3. Create a Focal Point:

   - Place a standout decor item in the center of the console table. This could be a vase of fresh flowers, a sculpture, or a decorative bowl. This creates a focal point that draws the eye.

4. Balance and Symmetry:

   - Achieve balance by placing matching decor items on either side of the focal point. Symmetry adds a sense of order and sophistication. Consider matching lamps, candle holders, or small decorative items.



5. Functional Elements:

   - Integrate functional elements into the decor. Use trays or bowls on the console table to corral keys, mail, or other small items. This ensures a tidy and organized entryway.

6. Layering:

   - Add depth and texture by layering decor items. Consider placing a stack of books, a decorative tray, or a small plant on the console table. Layering adds visual interest and complexity to the design.

New Listings: December saw a decrease in new listings, with 1026 new listings compared to 1073 in December 2022, marking a 4.4% drop. This decrease was even more pronounced from November 2023, with a 43.9% decrease from 1828 listings. While this decline might seem significant, it aligns with typical seasonal trends where listing activity often slows down during the winter months.



  1. Pending Sales: Pending sales showed a mixed trend. There was an 8.5% increase from December 2022 which could show growing momentum for the coming year.

  2. Closed Sales: The number of closed sales in December saw a decrease of 9.2% from December 2022’s due to slow pending sales in November

  3. Inventory and Market Time: Inventory levels decreased to 2.7 months, indicating a tighter market. The total market time increased to 60 days, suggesting a slight slowdown in the pace at which properties are selling.

  4. Yearly Comparison: Comparing the entire year of 2023 with 2022, there was an 18.0% decrease in new listings, a 20.4% decrease in pending sales, and a 25.2% decrease in closed sales. In terms of pricing, the average sale price dropped by 2.1% from $610,900 to $598,000, while the median sale price decreased by 3.0% from $548,400 to $532,000.

These statistics reflect a market that, while adjusting to broader economic factors, still feels resiliant. The decrease in new listings is a seasonal effect rather than a sign of market weakness. Inventory constraints continue to be a factor, influencing both pricing and the speed of sales. We’re expecting things to quickly pick-up by early Feb as buyers feel optimistic about recent interest rate drops helping them with affordability.

Hello everyone! Hope you're all doing well. Let's get right into the latest numbers for the Portland Metro real estate market for September 2023. Whether you're a buyer, a seller, or just someone who likes to keep an eye on the market, this update is for you.

Compared to August 2023, here's what we saw in September:

  • New Listings: A decrease of 7.2%

  • Pending Sales: A decrease of 11.9%

  • Closed Sales: A decrease of 20.3%

  • Inventory: An increase to 2.9 months

  • Total Market Time: Increased to 41 days

  • Average Sale Price: A decrease of 2.0%

  • Median Sale Price: A slight increase of 0.3%

A question I often hear is "How do I make everything match?" The simple answer is that you don't have to. Matching everything perfectly is out of style, but coordinating your items is in. To achieve that, follow the simple 3 Textile Rule.

The Basics: What's the 3-Textile Rule?
Alright, let's break it down:
1. Solid Color Base: I always pick an item i.e, couch, dining room table, or a paint color to use as my base.
2. Textured Item:
This is where the space gets some interest that's not in your face and usually relates to the base color in the same color palette or in a neutral tone.
3. Patterned Element:
This is your room's statement item and what gives the room a feeling of excitement and completes the cohesion. It's what makes people go, " Wow, you've got style!"

Real Talk: How I Use It
Dining Room
- Solid Base: My sleek black table (Yes, black is always in!)
- Texture: Chairs with a monochromatic textured fabric
- Pattern: Floral end caps that are just *chef's kiss*
